What is Roy's pre-listing inspection?
Roy's pre-listing inspection is a
home inspection that is preformed before the home goes on the
market. The benefits of this inspection help to create a powerful
marketing tool that can be used during the process of selling a
home. Roy performs pre-listing inspections, as do many other home
inspection companies. Roy does thing differently.
What is included?
Traditional Home Reference Book report is included and left on site.
A one page Summary Report is also included with photos of the home
on one side and a summary of major home findings on the other. Roy
provides 50 copies to be given to prospective buyers. (more sets are
available at a reasonable cost) H
How much does it cost?
The cost of a pre-listing inspection is the same as for a
conventional pre-purchase inspection ($450.00
Tax Included).

How do Pre-listing
Inspections Work
You or your real estate sales professional contacts Roy's Home
Inspection (613-475-1144) to arrange a pre-listing Inspection.
Roy's Home Inspection completes the inspection and leaves the Home
Reference Book with the complete report at the home. This will be
displayed for prospective buyers to look at during open houses and
showings.
Roy's Home Inspection prepares a draft Summary Report within 3
Business days after the inspection, and emails it to you and your
real estate professional for review.
You and the agent approve the draft via email or phone.
Alternatively, you or your agent may contact Roy's Home Inspection
with any comments or questions about the summary.
If you wish to make any improvements to the home, you may attach any
receipts for work completed to the summary reports. Or you may ask
us to hold off on the printing 50 copies to the summary report. We
will revisit the home after the work is completed. We will revise
the Home Reference Book Report and summary report as needed. (the
fee for this is usually $150)
Roy will print 50 copies of the Summary report after approval is
received and deliver them to you desired location.
Prospective buyers will pick up a copy of the summary report at open
houses or showings.
The pre-listing Inspection Report can be reference in the listings.
When the home is sold the Home Reference Book and the report are
left at the home for the buyer.
