Nineteen percent of homes from zero to 12 years old needed roof repairs, and 22 percent showed signs of water seepage or drainage concerns, according to a new home inspection study.

In homes from 13 to 29 years old, 30 percent required electrical system repairs, and 59 percent required central heating system repairs.

For homes at least 30 years old, 55 percent needed roof repairs, and 54 percent required heating repairs.

About 2,000 inspection reports from all over North America were examined in the survey  "The statistics require serious attention and can lead to major problems when selling a home,"  .

"Repairing pre-inspection defects allows the seller to live in their home longer and increases, rather than reduces, the selling price."

A professional pre-inspection, in addition to avoiding last-minute pricing negotiations, accounts for the defects of a home while also highlighting a home's assets.
